Your Guide to Purchasing Your Property

 

 1.     Offer Accepted

 

2.     Your contact from now on at our office is Rod

 

  1.  We send details of your purchase to your Solicitor/Conveyancer and  

 sellers Solicitor/Conveyancer

 

4.     Seller’s Solicitor/Conveyancer will send contract to your Solicitor /  

 Conveyancer or by arrangement you may pick a copy up from the  

 sellers Solicitor.

 

5.    You need to arrange and complete the following:

 

    a.  Complete any financial arrangements/approvals. Do this as quickly as

possible. It’s our experience that this is where most hold ups happen.

 

b.    Arrange Pest and Building inspections. We can suggest names if you

     wish.

 

     c.     Your Solicitor / Conveyancer will call you in to review the contract and to sign the
     contract prior to exchange of contracts. Take his/her advice, but remember the
     decisions to be made are you decisions.

 

d.    Arrange for 10% deposit to be available ready for exchange payable to

Dale Real Estate. You may give the cheque to this office or your

Solicitor/Conveyancer.

 

NOTE: Until Exchange The Property Will Remain On The Market. It is
in your interest to exchange as soon as possible Ask your Solicitor /Conveyancer
about immediate exchange with a 5 day cooling off period


6.     CONGRATULATIONS!!!!It’s exchanged and you now own a home.

 

     7.  Your Solicitor/Conveyancer will now complete the formalities prior to  

          settlement.

 

8.    Settlement is when you may take possession of the property (Normally 42 days after exchange).

 

9.       Prior to settlement arrange a final inspection of the property.

 

10.    It’s Settlement day and all you have to do is pack and wait for 

 Settlement time. We will contact you when the sellers

 Solicitor/Conveyancer tells us it’s settled and that we can release the

 keys. We can not release the keys on the ok from your Solicitor/ 

Conveyancer.

 

11.    MOVE IN!!!
